It depends on the cover. In Murrieta, a patio cover attached to the house, or a freestanding cover larger than the city's size limit, needs a building permit, and that work is outside what Legacy takes on. A freestanding cover or pergola under the city's limit typically does not need one.
An attached patio cover ties into the house framing, so the city treats it as part of the structure and requires a permit. A freestanding cover that exceeds the size or height the city exempts needs one too. Legacy does not build either. We keep our projects within the scope that does not require a building permit, and we tell you at the first visit if what you have in mind would need one, so you can plan with no surprises.
What we build instead is a freestanding cover or pergola with posts and footings on every side, braced to stand on its own. Set beside the house, it gives the same shade over the patio as an attached cover, and it can also go out in the yard, by a pool or over an outdoor kitchen. Because the exempt size, height and setback rules can change, we check the current Murrieta rules for your address before the design is final rather than assume.
Two other approvals are worth planning for. Lighting and fans have to stay off new circuits, since new electrical work needs its own permit, so ours are plug-in or low-voltage and run off an existing exterior outlet. And many Murrieta neighborhoods have HOAs with architectural review that checks size, location, colors and materials before work starts. We prepare the drawings for your HOA submittal, and it is best to start that review early because it is often the longest step.
