What makes a bathroom ADA compliant in a private home?

The short answer

The ADA legally covers public accommodations and commercial facilities, not private homes, so no home bathroom is required to comply. For a home, ADA compliant means built to the 2010 ADA design standards for grab bar height and strength, toilet height, clearances and shower design, adjusted to the person who lives there.

The Americans with Disabilities Act applies to public accommodations and commercial facilities. Your home is not inspected for ADA compliance and does not need to meet it. Homeowners and contractors still use the 2010 ADA design standards because they are a proven benchmark for the dimensions that make a bathroom safe and usable: how high grab bars sit, how much weight they hold, how tall the toilet is, and how much clear space surrounds each fixture. Following them gives you a tested starting point instead of guesswork.

In practice, the key features are grab bars installed 33 to 36 inches above the floor into solid blocking and rated for 250 lb, a comfort-height toilet with a seat 17 to 19 inches high, and a shower that is easy to enter, with a seat and a handheld shower on a slide bar. Lever handles replace knobs, flooring is slip resistant, and a roll-under vanity gives knee space for seated use. ADA standards also describe a 60-inch wheelchair turning circle, which in most homes means moving walls or plumbing.

Because the law does not apply to your home, you can adjust the standards to fit the person who lives there. A shorter user may want grab bars at the low end of the range, and the right seat height depends on how that person sits and stands. Legacy works within your existing layout. Moving plumbing, widening doorways or recessing the floor requires a permit and is outside the projects we take on, so we plan the most access possible within that scope and tell you plainly at the first visit where the line sits.
