What can I change in a primary suite remodel without changing the layout?

The short answer

You can change nearly everything you see and touch while the toilet, shower drain, vanity plumbing and walls stay put. That includes a larger shower within the existing footprint, a double vanity where plumbing allows, premium tile and glass, new fixtures and lighting. A primary suite typically costs $35,000 to $50,000+ and takes 2 to 4 weeks.

The shower usually offers the biggest gain. Within the footprint and at the existing drain, we can build a walk-in shower with a sloped, water-tested pan, a bench, niches, a handheld shower on a slide bar and frameless glass. Natural stone or large-format tile can raise the finish level without any change to the plumbing plan. Where the room allows, a freestanding soaking tub can replace an existing tub at its drain location. Heated floors are an option where an existing GFCI circuit can carry the mat, and new fixtures can brighten the room on the existing circuits.

Storage and daily function can improve a lot, too. A double vanity works where the wall and existing plumbing can serve it without relocating a drain, and we confirm that at the first visit. Semi-custom or custom cabinetry can add drawers and organizers, and a taller mirror or medicine cabinet can improve the light and the storage. New flooring, paint, hardware and accessories then tie the room together. Choosing finishes across the suite as one plan matters, because that is what makes the room feel new when the floor plan is the same.

Some changes do cross the line. Moving a toilet or shower drain, removing or moving a wall, enlarging the room into a closet or adding a new electrical circuit requires a permit and is outside the projects we take on. We keep our projects within the scope that does not require a building permit, and we tell you at the first visit if what you have in mind would need one. If you need one of those changes, you will know early, before you spend time on selections. Everything else is priced in a written estimate after a free in-home consultation.
