How do I prevent mold in a bathroom with fans and materials?

The short answer

Prevent bathroom mold by removing moisture and blocking water from reaching the framing. That means an exhaust fan vented outside and run during and after every shower, a waterproofing membrane behind the tile, and surfaces that dry quickly and clean easily. A fan with humidity control removes the need to remember the switch.

Mold needs moisture, so ventilation does most of the work. A bathroom with a shower or tub needs an exhaust fan vented to the outside, not into an attic or wall cavity. California's green building code calls for ENERGY STAR fans with humidity control, and many cities apply that rule to remodels. A humidity-sensing fan turns on when the air gets damp and keeps running until it clears. We install a new fan in the existing location as part of our remodels, so old, weak or noisy units get replaced along the way.

Hidden mold usually starts with a leak or failed barrier behind the tile, not with steam in the air. Water works slowly through grout, so a continuous membrane behind the tile is what keeps framing and subfloor dry. Porcelain tile sheds water and needs little upkeep, while natural stone needs periodic sealing. Use paint made for bathrooms on walls and ceilings, since it holds up better to humidity. Larger tile means fewer grout lines to clean, and frameless glass has fewer tracks and edges where soap scum and moisture collect.

Daily habits finish the job. Run the fan through your shower and for a while after, squeegee the glass and tile, and leave the door or shower enclosure open when you can so the space dries. If you already see recurring mold, peeling paint or a soft floor, get it looked at before choosing finishes, since those can point to a leak. During demolition, we show you any past leaks or rotted subfloor we find and price the repair before doing it. Moving a fan to a new location may involve permit work, so we confirm the approach at the first visit.
