Is elastomeric paint a good choice for stucco?

The short answer

Elastomeric paint is a good choice for stucco with hairline cracks, because its thick, stretchy film bridges those cracks and sheds water. It is not needed on sound stucco, where 100% acrylic is our standard system. The stucco must be sound and dry first, and elastomeric is harder to change back later.

Elastomeric coating goes on much thicker than standard paint and stretches as stucco moves. That is useful on walls with a pattern of fine cracks that keep returning after each repaint. It is a coating for hairline cracks only. Wider cracks and loose or damaged stucco still have to be patched before the first coat, because no coating will hold a failing surface together. If a wall has an active moisture problem, that needs to be sorted out first as well.

For stucco in good condition, 100% acrylic paint is usually the better fit. It is flexible and breathable, resists UV fading and chalking, and goes on as our standard exterior system from Dunn-Edwards or Sherwin-Williams. Elastomeric's thick film needs a dry surface, since moisture sealed behind it can cause blistering and peeling. It is also harder to go back to standard paint later, so it is worth treating as a long-term decision rather than a simple upgrade.

Cost and approvals deserve a look as well. Exterior painting typically runs $3,000 to $10,000+, and a job with stucco repair and an elastomeric or upgraded coating often lands at the upper end or beyond, since the material costs more per gallon. If your HOA has an approved color list, check it the same as you would for any repaint.
