Engineered hardwood vs. luxury vinyl plank: which is better for a living room?

The short answer

Engineered hardwood is the better choice if you want real wood that stays stable over a concrete slab, and luxury vinyl plank (LVP) is better for homes with kids, pets or heavy traffic. LVP costs less per square foot and resists water, while engineered hardwood looks and feels like solid wood.

Engineered hardwood is a real wood surface bonded to a stable plywood core, so it handles slabs and seasonal humidity far better than solid hardwood. It looks and feels like wood because it is wood, and it pairs naturally with stained built-ins and traditional trim. The trade-off is that it can be refinished only a limited number of times, depending on the thickness of the wear layer, and it does not tolerate standing water or pet accidents left sitting on the surface.

Luxury vinyl plank is water resistant, quiet underfoot with a good pad, and cost effective, which makes it a strong fit for family rooms that see dogs, spilled drinks and toys. Better LVP products have convincing wood visuals. It cannot be sanded or refinished, though, and heavy furniture or a sharp impact can dent it. When a plank is damaged, the fix is replacing that plank rather than refinishing the floor, so keeping a few spare boxes is a good idea.

We usually recommend engineered hardwood for formal living rooms and offices, and LVP for busy family rooms. Many homeowners run one material through the living room, hallway and adjoining rooms to avoid awkward transitions, which adds area but looks cleaner. We check your subfloor at the free in-home consultation, since an uneven slab needs leveling with either choice, and we price both options in your written estimate so you can compare them directly.
